Carnac

Globally famous for its stone megaliths, sandy beaches and seaside air, Carnic is recognised as one of the most charming seaside resorts in the Vannes area of Brittany. A lively town, there is also something to do and the animated market is scattered with a wide variety of local produce and artisans.

The popular beaches on Carnac Plage are renowned for their fine sand. Often backed by dunes and pine-scented forests, they are ideal places for families to visit. For those interested in archaeology and history, the mythical standing stones that Carnac is famous for is well worth a visit. Going back to 3300BC these megaliths indicate that there has been human activity here predating Stonehenge and the Egyptian pyramids!

With a varied landscape of sea, countryside, inlets and islands all in the neighbouring area, Carnac offers many activities and excursions. With the famous and historical Vannes only 20 minutes away, there is a high demand for properties in the area. As a result you may see town centre properties such as this one make an incredible rise over the coming years, and with exclusive properties like this being incredibly rare, interest is expected to be very high.

Le Paradis, Chamonix
The Location

Chamonix is one of the most famous ski resorts in France facing some of the most beautiful mountains in the world. It is a traditional mountain town and has long since been established as a tourist friendly area. With scores of restaurants, shops, bars and excellent facilities including a cinema, ice rink and casino, Chamonix could not be more suitable for visitors. There is also an extensive choice of activities in both the summer and winter including golf, paintball, paragliding, walking, dog sledding and white water rafting. For more information on the resort, please click here.

The Ski Area

The Chamonix Valley is made up of 11 areas in total and offers some of the most varied terrain and exceptional skiing in France. Cutting through Europes highest mountains and glaciers, the views are breath taking and the valley offers something for all levels of skiers and boarders, including off piste for the real experts. Situated in the heart of the French Alpes, close to where the French, Swiss and Italian borders meet, it is easily accessible by road, rail and air (about an hour from Geneva airport) and is an ideal location for a last minute weekend of skiing. The area is a mix of traditional and new buildings and Chamonix itself is a long-established tourist town, dominated by the 3842m Aiguille du Midi reached by the cable car from the southern side of the town. For the experienced skier, this offers 22km descent all the way back into Chamonix. On the other side of the valley is the towns main skiing which caters for novice and intermediate skiers. At the head of the valley, le Tour offers some good novice terrain as well as rewarding runs on the Col de Balme and a long descent to Vallorcine. Nearby, The Grands Montets and Le Tour both offer terrain parks for snowboarders. For the expert skiers who like the powdery runs and off pistes, the Pas de Chevre is a Chamonix classic. It offers a run from the top of Bochard via one of several extreme couloirs down to the Mer de Glace.

The Development

This is a select new build 4-storey residence of just 23 spacious freehold apartments, ranging from 2 bedroom to 5 bedroom apartments, which are scheduled for delivery in the winter of 2008. There is no leaseback arrangement with these apartments allowing complete flexibility of usage and opening the development up to excellent rental opportunities either privately or via local letting agents. The location of the building is truly second to none; situated at the heart of Chamonix just three minutes from the Brevent pistes and close to all local amenities and ski lifts to two of the dozen ski areas. The architectural style will be in keeping with local culture and traditions with granite corner stones, copper roofs, wooden doors and windows as well as balconies with wrought iron railings. All apartments will benefit from a 10 year construction warranty and include fully fitted kitchens with all appliances (including dishwashers!), fully equipped bathrooms and a range of quality floorings and light fittings throughout.

As an investment we expect these apartments to perform extremely well with excellent rental returns easily obtainable all year round and fully hands free rental packages available from numerous local agencies, still allowing flexible personal usage. Resale potential should be excellent when you exit the investment - demand for property in the area is huge as it provides easy access from Geneva and fantastic skiing and summer activities. Furthermore as there are very tight building regulations on new development in the area, there is a restriction on supply of new properties so the basic economics should make for strong capital growth, especially considering the views, location and low density of the development.

Prices

2 Bed from 484,000 Euros
3 Bed from 583,000 Euros
4 Bed (one only) 893,000 Euros
5 Bed (one only) 878,000 Euros

This really is an exceptional and rare opportunity to purchase a classic apartment at the heart of this sought after resort. If this apartment is of interest to you, we would strongly urge you to call one of our ski specialists on the number below as soon as possible for more information or to place a reservation.

Villa St Julien
Villa St Julien
This new development by Frances most renowned developer is sited on the Brittany coast, in a desirable location on the famous Quiberon peninsula which forms the western coast of the beautiful natural phenomenon that is the Baie de Quiberon.

Villa St Julien is situated on Rue de la Petit Cote which leads directly down to the white sandy beach which is just 20 meters away. Quiberon town centre with its many shops and traditional restaurants is around 1km from the residence. The combination of architectural style and location makes this a great marriage of quintessential Breton ideals with modern functionality and comfort.

Villa St Julien is an intimate development of spacious classic apartments just 20 meters from the beach on the eastern side of Quiberon. It will consist of just 19 apartments finished in traditional Breton style. Upper floor properties enjoy spacious terraces whilst those on the ground floor benefit from private gardens with decking areas. Interiors are to be particularly spacious and light and are delivered with all floors tiled and bathrooms fully equipped and tiled. Kitchens must be fitted at additional cost.

Prices on the development range from €192,000 for 1 bedroom apartments to €432,000 for larger 3 bedroom properties and we would expect the smaller properties to enjoy strong rental demand considering their location within Quiberon.

Quiberon
Quiberon is a picturesque Breton town situated in the Morbihan department of Brittany. It sits upon a slender penninsula which projects into the Bay of Biscay. The town of Quiberon doubles as a fishing port and popular holiday resort which draws many visitors each year and it is a well known attraction for many who regularly take their holidays in Brittany.

This area of Brittany enjoys the warmest weather being situated further south than the other departments. Like much of the Brittany coastline it is wild and beautiful with dramatic outcrops, shaded coves and natural white sandy beaches with clear blue water and a day on the beach here is a world away from the crowded commercial sea fronts of the French Riviera.

The Baie de Quiberon is well known for its water sports, particularly windsurfing and sailing as the shelter from the sea that is provided by the peninsula creates ideal conditions that can be enjoyed safely within the bay.

To find out more about what Quiberon has to offer visit the tourist office website via the link below:-
