The Region

The diverse landscape of the Languedoc-Roussillon is a popular destination for people around the globe. It lies between the Pyrenees, the Spanish border and the Mediterranean coast combining all the wonderful aspects of the French environment. As a result, the area has become known as ‘Petit France’ due to the picturesque, diverse landscape and wide range of cultural activities.

On the coast there are endless beaches and numerous marinas and in the south of this coastal area there are huge cliffs, with scenic bays and beaches. Inland you will find rolling hills covered by vineyards, farm lands, forests and typical French villages with peaceful, traditional character.

This region is highly accessible with low budget airlines flying from London Stansted and Dublin airport to Carcassonne, Toulouse and Perpignan in France and Gerona and Barcelona in Spain.

This is creating a massive demand for rental accommodation as more and more tourists visit the area. Furthermore, the FNAIM has indicated that the Languedoc-Roussillon will experience high rates of capital growth as demand continues to outstrip supply.

The property market in the Languedoc-Roussillon will develop very positively and above average in the coming years. The increase in value of the past few years was 10% a year on average (7% is the national average. For new buildings this percentage will be higher and it set to increase further following new TGV links in the region, as well as a brand new transport hub in Perpignan which is set to improve capital appreciation further. We have been told that in the Perpignan region, you can expect the value of your property to double over the next 5 years which is astounding. On top the indirect return that will be realised by the increase in value there is also the cash return from renting out and you can choose to do this yourself or with the developer.
